Project Overview:

10 Lewis Cubitt Square is a 250,000ft2 mixed-use commercial development built to CAT A fit-out, offering ten floors of open-plan office space. The double-height ground floor features a large retail unit and a four-storey 600-seat theatre extending into the basement. Over 65% of the project was manufactured offsite, including a complex steel frame and precast concrete floor units, a unique two layered precast concrete and unitised curtain walling facade, prefabricated MEP, and modular toilets.

We utilised offsite manufacturing and MMC techniques to minimise any impact or risk to the public and environment and to give cost and programme certainty. The building features a complex steel frame and precast concrete floor units, a unique two layered precast concrete façade and unitised curtain walling, acid etched precast concrete stairs, prefabricated MEP components, and modular toilets. To minimise construction impact and give programme certainty, mock-ups of the toilet area and the façade were constructed offsite, and buildability reviewed.

Additionally, this gave the Client the opportunity to understand the final assembly and make any adjustments before manufacture. These techniques reduced deliveries, noise, and vibration levels, mindful of the neighbouring highrise residential apartments and two schools. The 10,000m2 fully glazed unitised cladding - supplied by Lindner - features a fluted internal leaf and terracotta tiles to the outside, which is enveloped by an exoskeleton incorporating 1,042 polished precast concrete façade panels manufactured by Techcrete. This twin façade provides considerable depth - not normally possible on inner-city commercial projects - where lettable space is so valuable, resulting in significant shadow and articulation to all elevations.

We delivered 10 Lewis Cubitt Square with one million RIDDOR-free hours, achieving our Kier SHE gold award.
