Project Overview

We are proud to put forward our Bonnington site in Bristol in recognition of its highly sustainable credentials and the positive social impact it brings to the Lockleaze  community. We are delivering a full development proposition; from buying land, planning, design and manufacturing, through to onsite delivery, sales and aftercare. Our factory built modular homes increase speed of delivery, minimise disruption on-site, drive up quality and reduce the environmental impact of housebuilding.

Our vision for Bonnington is to create a sustainable and inclusive neighbourhood surrounded by greenery and the home comforts of an established community. Bonnington is just 15 minutes’ drive away from the heart of Bristol, offering much needed high-quality affordable homes. Residents will be able to take advantage of improvements to cycle paths, by-ways and walking routes, neighbourhood family play areas, and an increasing wealth of public transport options to connect Lockleaze and the city.

Testament to the success of the scheme, 100% of phase 1 and 50% of phase 2 was reserved after the sales launch weekend in May 2022. Just 9 months after the first modules arrived on site. Working in close partnership with Bristol City Council we brought forward housing for this site, which has been in Bristol’s Local Plan for housing for over 20 years. A variety of highquality modular homes will provide a sustainable housing mix, with one and two bed apartments, plus two, three and four-bedroom houses (including M4(2) compliant housing).

Tenure is distributed across the 185 homes, of which 51% will be affordable housing. Already recognised by the industry, winning the Housing Design Awards for  Masterplanning (projects), Bonnington truly represents our ambition to use MMC to deliver the much-needed sustainable, high-quality homes and communities the country needs. The masterplan provides significant new public open spaces, a strategic cycle route, and a small community building, whilst maintaining the existing Site of Nature Conservation Interest and wildlife corridor. Extensive tree planting and further habitat creation has allowed a positive Biodiversity Net Gain to be achieved, protecting  ecology for future and existing local residents.

Significant new public open space is created in the heart of the development. Bonnington has achieved a Considerate Constructors Scheme “Excellent” covering respect for the community, environment and workforce. Through considered collaboration with our partners, the local community and with a focus on biodiversity, connectivity and  open-space, Bonnington brings city living within reach, providing much needed high-quality, energy-efficient homes in one of the UK’s most exciting cities.
