ilke Homes has been developed to respond to the crisis in the UK housing market through delivery of additional medium density, low rise house building capacity for all tenures of housing.

The housing skills crisis, which is particularly acute in major cities and in rural areas, is addressed by taking offsite construction to its maximum extent using a hybrid construction approach. The manufacturing process of ilke Homes draws on Elliott/Algeco Scotsman's global expertise as well as that of Supply Chain and manufacturing experts Crimson & Co which has enables the manufacturing process to be deskilled and open up a new housebuilding workforce which can be based in areas with available labour.

ilke Homes arrive to site in fully finished (internally and externally) volumetric modules including an integral pitched roof to the top floor module with only minor finishing details to complete on site. This enables the installation of 4 to 8 homes a day with just the minor site works to complete following this.

ilke Homes offer an offsite, volumetric, low rise, medium density housing range; delivering 2 and 3 storey terrace or semi-detached homes and flats for all forms of sale and rent.

ilke Homes arrive to site, fully finished internally and externally, including the roof integral to the top floor module with only minor finishing details to complete on site (rainwater pipes, external fixtures, porch, services connections and module joints). This enables the installation of 4 to 8 homes a day with just minor site works to complete following this.

There are thousands of potential internal layout options from ilke Homes' four platforms including Nationally Described Space Standard (NDSS), London Housing SPG (2016) and ADM4(2) compliant layouts.

All ilke Homes have a 2.5m floor to ceiling height with large windows as standard which provides excellent daylight. Flexibility of internal layouts has been designed in from the outset to allow customers to customise homes without compromising manufacturing or external elevations.

ilke Homes can be factory clad in a wide range of façade/external wall and roof treatments. A wide range of brick slip, stone slip, tile or cladding board options are available to create "bespoke" façades suit the local area. ilke Homes come with an integral tiled, pitched roof as standard (with a wide range of roof finishes available) and with the option of addition of solar PV fitted in factory. The roof pitch is limited to meet transport limits & enable completion in the factory. There is also the option of flat roof or the addition of a traditional steep pitch truss roof module or fitted on site.

ilke Homes are fitted with a high efficiency gas combi boiler as standard. All ilke Homes can be upgrade to meet the "zero carbon" homes standard with the addition of solar PV (in the factory). The option of converting to an all-electric, "smart home" with mechanical ventilation with heat recovery and cooling will be available shortly (subject to BRE approval of the MVHR unit).

Site works for ilke Homes are carried out by Keepmoat to suit client requirements. This includes the installation of a meter-box pillar in-front of the homes which houses the incoming services connections.
