Project Overview

MJH Structural Engineers (MJH) are specialists providing unique solutions to the offsite industry. As a group MJH focus on innovation in the construction industry particularly offsite and modular solutions. MJH work closely with all aspects of the offsite process contributing to the fabrication; manufacturing and site placing on all projects. As part of the fabrication and manufacturing, MJH organise and evaluate testing, provide details for all phases of construction, and follow through with site inspections, all to ensure the highest quality product is produced.

Lewisham Exchange is a continuation in the line of the tall modular building that MJH have designed over the past several years, composed of two independent towers of 18 and 33 stories of modular floors providing a mix of residential and student accommodation. The buildings are clad in a brick slip façade, ensuring a distinctly “non-modular” external appearance. Tower A is constructed using 18 stories of modular construction over transfer structure, constructed using Vision Modular Systems (VMS), Wall Panel Modular System.

Tower B is constructed using 33 stories of modular construction over transfer structure, using VMS, Corner Post System. There are approximately 13158 columns used in Lewisham Exchange, and each one is designed and engineered independently to suit the unique position in the building. Each column is checked for the various stages of construction and in service, considering their effectiveness in their unique locations. In total there are 1251 modules across both buildings in Lewisham Exchange which were installed on site over a 23 week period, at a rate of 55 modules per week.

The speed of placing of modules is achieved through the detailed design of the module connections achieved by MJH creating simple site details in order to develop connections suitable for quick and efficient completion on site allowing for faster module placing.
