Project Overview

Sheffield City Council has embarked on an ambitious programme to deliver 3,100 additional new council homes by 2029 as part of a Stock Increase Programme. Modular specialists M-AR were appointed as principal contractor to deliver a turnkey package to construct four large volumetric modular family homes – from groundworks and manufacture to installation and final commissioning. Although small in scale, this development is a fundamentally important part of the programme which will test Modern Methods of Construction (MMC). The innovatively designed and constructed homes provide affordable family living. Achieving excellent U-Values, the airtight building envelope will reduce heating requirements, mitigating fuel poverty and will vastly decrease carbon emissions. An average household produces 6 tonnes of CO2 per year, these properties will produce 1.6 tonnes of CO2. Knutton Crescent demonstrates the speed in which offsite construction can accelerate the delivery of affordable housing. Despite the challenges presented at the height of the pandemic, the new homes were handed over within 10 months of the initial project discussions, with manufacturing and installation works taking just 14 weeks.
