Project Overview

From our factory in Yorkshire, Legal & General Modular Homes is providing an innovative approach to the design, production and construction of housing. Our vision is “Making the housing market fairer for all” and we have huge ambitions to build our annual delivery to 3,000 modular homes by 2024, bringing rapid and disruptive change to the construction industry and transforming the way homes are built in the UK.

Life truly is built into every one of our homes. Our first major development of 102 houses and apartments is at Portholme, Selby. A brand new neighbourhood in the heart of historic Selby, it includes up to 30% affordable housing, which are being provided by our partner Yorkshire Housing. This NHBC multi-award-winning site truly showcases how innovation in the industry can bring a step change to UK residential development, providing high quality, sustainable homes quickly. Portholme sits on the site of the former Selby civic centre, bringing back into good use a site which has remained vacant for seven years.

All our homes on the site have been designed to achieve Energy Performance Certificate Standard A, which is a performance level currently achieved by fewer than 2% of new-build homes. A combination of photovoltaic cells and high-quality build standards provides comfortable, generously sized living space for residents, as well as  significant energy savings. Our targets are ambitious, so we continue to invest in our capabilities including expanding and optimising our factory to create capacity.

Using precision engineering, lean manufacturing techniques, along with rigorous quality assurance, our modular approach uses fewer materials than traditional building methods and generates far less waste. Our commitment to and investment in modern house-building techniques is based on the premise of exacting quality, repeatability and continuous improvement in the design and manufacturing process, to deliver highly energy efficient, sustainable communities at the speed and scale the country  requires.
