Project Overview

King's Cross Plot Q2 is a striking two storey CLT and glulam framed development located in the heart of the King's Cross Central development in central London for developer Argent.

Located directly above three busy railway tunnels, the BREEAM 'Excellent' development is required to provide an extremely lightweight structure with a shallow sub-structure design that would not disturb the live railway located just a few metres below the site surface.

The resulting building with its CLT and glulam timber frame, provides an excellent solution to the engineering challenge, whilst also providing a beautiful bespoke architectural design. The project is further embellished with a bespoke hybrid CLT/ glulam staircase which takes pride of place within the main entrance area of the development.

Initially designed for occupation by a local Construction Skills Centre, the project brief had the additional challenge of allowing for the later conversion into its final guise as a sports hall facility with associated gym and changing spaces. The inclusion of aspects of the final sports hall configuration ensures that the development will be easily converted with minimal disruption in future.
