Project Overview

Winner of 2018 Offsite Awards - Best Use of Volumetric Technology

Welcome to Apex House, Wembley; a landmark development and Europe's tallest modular building, delivered in record time utilising the best of offsite construction methodology.

Apex House is a purpose-built student accommodation scheme with an 8-storey and 10-storey wing connected to a 29-storey landmark tower. It's comprised of 580 student beds with state of the art communal facilities such as dining rooms, study areas, common rooms, gym, cafe and cinema room, all elegantly designed around an external courtyard at basement level. The scheme has been developed by Tide Construction and Vision Modular Systems using their innovative, offsite modular system.

The scheme was completed within a 12-month total construction programme with a total of 679 modules installed in just 13 weeks, ensuring handover to the client in August 2017 for the new academic year. The development of this landscape building caused minimum disruption and pollution to the area given the offsite construction methodology, waste was significantly reduced and the scheme received a BREEAM Excellent rating.

We believe that Apex House is not only a technical leap forward for modular, offsite construction but also a catalyst in the dramatic regeneration of Wembley.

Wembley Area Action Plan & Community Enhancement - The Vision was to create a gateway at this prominent junction. The redevelopment of the site has repaired the streetscape and completed the urban block. The primary frontage to Fulton Road is now treated with active frontage and public uses; a café, student common room and main entrance enhancing the urban and student experience in the area. Apex House now augments the cluster of landmark towers as a gateway to leisure, tourism and culture in the "Strategic Cultural Area".

Sustainability: Apex House is constructed using highly advanced offsite technology. In addition to the sustainability performance relating directly to BREEAM, it has a number of other benefits. It will have a better building performance due to a tighter envelope, improving the energy efficiency of the building. Modular construction used in the scheme is engineered to optimise construction and reduction of any construction waste, as all elements are produced in Vision's factory to the exact dimensions of the design.

Offsite Potential: Its location in London and close proximity to Wembley could make this a project beacon for the possibilities of offsite construction. The number of permanent employees onsite (22 over the 13-week module installation programme), is a template the construction industry should utilise to succeed in solving London's housing shortage.

Construction Programme: The total construction programme was 12 months. 679 modules over 29 storeys were installed in 13 weeks; a climb of 2 floors per week.

Tallest Modular Building in Europe: Apex House is the Tallest Modular Building in Europe advancing technology and engineering beyond boundaries.
