Project Overview

Work on the delivery of M&E services at 6 Wellington Place began in April 2015 and took a total of 10 months, with works on 5 Wellington Place commencing in November 2015. Without the benefit of SES' market-leading off-site technology, Dave Beattie, SES PRISM's manufacturing manager estimates the timeframe would have been significantly longer by 16 weeks.

The modules were delivered on site and installed across all five storeys at 5 Wellington Place and across three storeys at the five-storey 6 Wellington Place by a team of six operatives making it one of the biggest off-site challenges in Yorkshire.

With a combined worth of £7.3m to the business, the two schemes saw SES' onsite and off-site teams, equally committed to delivering efficiency at every stage of the project, prefabricating a total of 177 Service Modules, 7 Service Risers and 2 Packaged Plant Rooms off-site and delivering tangible project savings of 16 weeks off programme time and £110k of labour costs.

Both 5 and 6 Wellington Place are located in a busy city centre environment, one which only became increasingly tighter as the new commercial hub sprung up around the development. Given it was simply not practicable to have the volume of deliveries and workers on site that would be required to build all of the modules on site, it was clear from the earliest project stage that off-site prefabrication would be intrinsic to project success.
In total, approximately 73 per cent of the required M&E for the project was made off-site at SES PRISM in York, resulting in an estimated 3,576 hours of manual on site hours saved in the process.

SES' commitment to inspiring a collaborative 'one team' ethos extends to the sharing of its digital engineering working practices, a change that resulted in major benefits across the supply chain.

To facilitate the ordering of all project materials, a fully co-ordinated BIM model was used to identify the precise scope of materials and eliminate clashes. SES PRISM worked alongside the SES Digital Engineering team to maximise the use of the company's unique BIM2MOSAIC system, a trailblazing vision in the development of BIM functionality, training and project delivery.

The system automates the material take-off, material costing, labour costing and material ordering process for building services commodity items using the 3D building information model produced by SES' BIM team. All ordering was therefore progressed via BIM2MOSAIC and the information was sent directly to SES' supply chain partners so that they could order and send directly to the SES PRISM team.
